Vendors have seen prices go well above their reserves in another big auction weekend in the Manningham and Whitehorse area. Auction clearance rates remained high at 78 per cent, with more than 40 properties sold by auction on July 22 and 23.
In Blackburn South 32 Westminster Close was one of the area’s biggest sales, by Ray White Blackburn.
Agent Peter Schenck said the result exceeded the vendor’s high expectations for a beloved home, so it was already a very emotional sale, he said.
Bidding started at $550,000 for the 14 year old four-bedroom house. Mr Schenck said the vendors had hoped for a result around the mid-$800,000 mark, which some thought was a touch ambitious. He said five parties contested the bidding until two families, one represented by a 14 year old girl and her mother and the other represented by a man in his mid 40’s, went bid for bid to the end. “It was a real battle”, he said. The final winning bid was made at $962,000. “It was a brilliant result genuinely over the reserve”.
Below is a testimonial from a very happy vendor:
25th June 2013
Dear Peter,
My wife and family would like to thank you for handling the sale of our home. Also we were very impressed with the level of professionalism displayed by your staff.
Peter also assisted us with other trades and services that are essential to achieving such a great result. These included a gardener / landscaper, cleaner, photographer and interior designer.
Peter and his team were very patient with us and took into account factors such as our young family.
Yours Sincerely,
David Overall
